This is the last will and testament of me Hannah Chater of Kilburn in the county of Middlesex widow relict of Nathaniel Chater late of Upper Clapton in the same county Esquire I will that all my debts funeral and testamentary expenses be in the first place duly paid and satisfied I give and bequeath all my plate watches ??? in the house carriages and horses ??? wines and other liquors glass wearing apparels musical instruments books pictures and household furniture of which I shall be possessed and also the lease of any house in which I may be residing at the time of my decease subject to the requirements and obligations therewith ??? shall choose to accept the same and the fixtures therein to Ann Philadelphia Wilson (the niece of my said late dear husband who is now residing with me for her own use and benefit I give and bequeath the following legacies and annuities Viz to the daughters of my late relative Mr Samuel Hayward of Saint Dunstans Hill ??? deceased who shall be living at my death five hundred pounds to be divided equally between them free of legacy duty to be paid to them respectively at such times and in such manner ??? attain the age of seventeen and before twenty two years as my executors shall think fit and I declare that the receipt or receipts … (section concerning the investment of £500 to allow payments of legacies)… my Trustees Joseph Chater the younger of St Dunstans Hill aforesaid Mr George Chater of Cornhill and Mr James Sarfman Pearson of Saint Andrews place in the city of London, fifty pounds to each of the nieces of my said late dear husband the daughters of his three brothers except Maria Chater the daughter of of late Mr James Chater Viz to the four other daughters of Mr James Chater Eliza the wife of Mr John Wilson now at Sydney, Australia Emily Chater spinster Whitehaven Charlotte Chater spinster Tottenham and Anne Chater Spinster Ludgate Street to the three daughters of the said Eliezer Chater Anne the wife of Mr John Miles of West End Hampstead Caroline the wife of Mr Edward Barnard the younger of Paternoster Row and Ellen the wife of the said Joseph Chater the younger and the daughter of Mr Joseph Chater the older Elizabeth wife of Mr Thomas Boosey the younger of Islington one hundred pounds and to the said Maria Chater a legacy of two hundred pounds all free of legacy duty and I direct that my executors may either pay the said legacy of one hundred pounds and two hundred pounds to such one or more of the said legatees as at the my decease may be married or retain or settle or expend the same for her or their sole and separate use as my said executors may think fit at their sole discretion To my trusty Mary Cranbery …(various arrangements for the servants of the household)..

I give to care of my after named friends (that is to say my much esteemed brother in law Mr Eliezer Chater Elizabeth Chater wife of James Chater the elder now late of Pentonville Miss Sarah Pearson and Miss Constantina Pearson both of Upper Clapton Miss Elizabeth Huddleston wife of Mr Huddleston of Myddleton square and Miss Alethia Huddleston niece of my late friend

I appoint give devise and bequeath the freehold messauage or tenement warehouses and premise with ??? situated on Saint Dunstans Hill aforesaid the corner of Saint Dunstans passage now in the occupation of the firm of Hayward and Chater Glass merchants or of the said Joseph Chater the younger as the surviving partner with all my fixtures and fitting and ??? therein or belonging thereto and also the freehold messauage or tenement situated or being in St Dunstans Alley London formerly being in the tenure of Mr Robson and now of the said Joseph Chater the younger to which I am ??? or of which I have power to dispose under the will of my late dear father or otherwise unto him the said Joseph Chater the younger his heirs executors administrators and assignees for ever and in the case of his decease in my lifetime then I appoint give devise and bequeath all the said ??? to Ellen the wife of the said Joseph Chater the younger her heirs executors administrators and assignees to hold the same unto the use of Ellen his wife her heirs executors administrators and assignees for ever and whereas I have out of regards and affection for the memory of the said dear husband give by deed duly executed unto George Chater son of the said Eliezer Chater and nephew of my said later husband the sum of two thousand one hundred pounds subject to my life interest there in part of the sum of three thousand pounds owing to me from the said Eliezer Chater and Charles Rutt his partner and for which I hold their joint and several bond payable on the twenty fifth day of March which will be in the year of our Lord one thousand eight hundred and thirty five with interest…

(The residue of £900) I appoint devise and bequeath to the said Anne Philadelphia Wilson her heirs and assigns … All the freehold messauage tenements or premises …being at Plumstead in the county of Kent … with any residue of my estate… to Annie Philadelphia Wilson. And in case of her death in my lifetime I then appoint give and devise unto and to the use of Vernor Barnard son of the said Edward Barnard his heirs and assigns for ever I give…

This is a codicil to the last will and testament of me Hannah Chater of Kilburn in the county of Middlesex widow which bears date of about the seventeenth day of August one thousand eight hundred and thirty three I give and bequeath the following legacies in addition to the bequests in my said will namely to Mr Vernon Barnard son of Mr Edward Barnard the younger one hundred pounds to my nieces Emily Ann and Charlotte Chater daughters of my late brother-in-law Mr James Chater one hundred pounds each To my niece Mrs Miles of West End Hampstead a ring of the value of ten guineas to Mrs Roxburgh the sister of my friend Mrs Anderson named in my will and to my friend Mrs Pearson of Upper Clapton rings to the value of five guineas each I also give to my coachman Charles Laxton if in my service at the time of my decease nineteen guineas in token of his good intent and fidelity and with these additions and alterations I ratify and reaffirm my last will and testament in ??? I have hereto signed my name the first day of December in the year of our Lord one thousand eight hundred and thirty eight Hannah Chater signed as a codicil to her will in the presence of us who have in her presence and in the procedure ??? hereto subscribed our names as witnesses Elizabeth Clambird spinster servant to Mrs Chater Samuel Cotton Solicitor

Proved at London with Codicil the 15th August 1844 before the worshipful ??? before the oaths of Joseph Chater formerly the younger George Chater and James Harlkman Pearson the surviving execs to whom admin was granted having been first sworn duly to admin
